Marketplace & Consumer Apps Privacy Policy

This policy covers the consumer marketplace, the simpler-home consumer app, and related vendor tools. For the simplerOS platform used by agents and staff, see the simplerOS Privacy Policy.

1. Who we are

Simpler is operated by Simpler Real Estate, a licensed real estate brokerage in Louisville, Kentucky (the “Brokerage”, “we”, “us”, “our”). The “Service” covers our agent-facing platform (Simpler OS), our consumer-facing marketplace at marketplace.simpleros.com (where homeowners browse vendors and request bids), the simpler-home consumer mobile app, and any related back-office tools.

Three audiences use the Service: (a) licensed real estate professionals affiliated with the Brokerage, (b) homeowners who request bids or list their phone number to receive vendor responses, and (c) home-services vendors who self-submit a listing. This policy applies to all three.

2. Information we collect

We collect the following categories of information:

  • Account information: your name, email address, phone number, real estate license number, brokerage role, and authentication credentials.
  • Content you create or upload: property photos, listing descriptions, video tours, marketing materials (including AI-generated content), client contact information, CMA reports, and related real estate transaction records.
  • Integration data: when you connect third-party services (for example, Meta / Facebook / Instagram, LinkedIn, Cloze, Canva, Spark MLS), we store the minimum tokens and identifiers required to perform actions you initiate on those services.
  • Usage data: pages visited, features used, error logs, and other telemetry used to operate, debug, and improve the Service.
  • Billing data: handled by Stripe, Inc. We do not store full payment card numbers on our servers.

3. How we use your information

  • To operate, maintain, and improve the Service.
  • To let you publish content to third-party services you explicitly connect.
  • To authenticate you and enforce role-based access controls within the Brokerage.
  • To prepare brokerage-level reports, compliance records, and transaction files.
  • To communicate with you about your account, billing, and product updates.
  • To comply with legal obligations under Kentucky and Indiana real estate licensing law, NAR rules, and applicable federal and state regulations.

4. Third-party services and data sharing

We share limited data with the following third-party providers solely to operate the Service. Each is listed with the purpose of the data-sharing:

  • Meta Platforms, Inc. (Facebook & Instagram): when you connect a Facebook Page or Instagram Business Account, we exchange your user ID, the Page ID and Instagram Business Account ID you authorize, the content you explicitly choose to post (caption text, images, videos), and the OAuth access tokens required to post. We use this access solely to publish content you have initiated via the “Share to Social” feature. We never post without explicit user action, and we never auto-schedule posts without user confirmation.
  • LinkedIn Corporation: same pattern as Meta — limited to content you explicitly choose to post.
  • Supabase Inc.: our primary database, authentication, and file-storage infrastructure provider. Data is stored on Supabase-managed infrastructure within the United States.
  • Vercel Inc.: our web-application hosting provider.
  • Stripe, Inc.: payment processing for platform fees and agent billing.
  • Canva Pty Ltd: when you create designs through the Canva integration, we send template variables and design inputs to Canva; Canva returns the rendered design and its preview URL.
  • Anthropic, PBC and OpenAI, Inc.: we send prompts (including property details, neighborhood information, and content requests) to these AI providers to generate marketing text, CMA narratives, and other content. We do not send personally identifiable client data unless you explicitly include it in a prompt.
  • AWS (Amazon Web Services) via Remotion: video rendering for property tours is performed on AWS Lambda and stored in AWS S3.
  • Spark API (FBS, Inc.): read-only access to MLS listing data for the Kentucky and Indiana markets we operate in.
  • Cloze, Inc.: when you connect Cloze, contact and activity records are synchronized according to the permissions you grant.

We do not sell your personal information to any third party. We do not share your data for advertising or marketing purposes unrelated to the Service.

5. Data retention

We retain account information for the duration of your association with the Brokerage plus a reasonable period required for tax, audit, and real estate regulatory obligations (typically 5 years under Kentucky law). Content you create (listings, CMAs, marketing materials) is retained while your account is active and for a grace period of 90 days after termination, after which it is deleted or anonymized unless longer retention is required by law.

6. Security

We use industry-standard measures to protect your information, including encryption in transit (HTTPS), encrypted storage of OAuth tokens via Supabase Vault, role-based access controls, and audit logging. No system is fully secure — we encourage you to use a strong, unique password and to notify us immediately at the address below if you suspect unauthorized access.

7. Your rights

You have the right to:

  • Access the personal information we hold about you.
  • Correct inaccurate information.
  • Request deletion of your account and associated data (see Data Deletion below).
  • Revoke third-party integrations at any time from your account settings.
  • Export your data in a portable format.

8. Children's privacy

The Service is intended for adults (real estate professionals, homeowners, and home-services vendors) and is not directed to individuals under 18. We do not knowingly collect personal information from children.

9. International users

The Service is operated from the United States. If you access the Service from outside the United States, you consent to the transfer and processing of your information in the United States.

10. Changes to this policy

We may update this Privacy Policy from time to time. Material changes will be communicated by email or through an in-app notice at least 30 days before they take effect. The “Last updated” date above reflects the most recent revision.
